Renvae

Singapore · HDB, condo & landed

Rent out your own place.
Sure of every step.

Every rule becomes a checklist step. Every deadline gets a clock. You can see exactly where you stand. You pick the tenant. You stay the landlord.

The letting checklist and the rent figures are free, permanently. No commission, and nothing is ever charged to your tenant.

The letting checklist

0 of 7 checked

The general rules for a whole-unit letting, from HDB, IRAS and URA sources. Your case can differ; the guides carry the citations. Nothing is saved on our servers.

The letting checklist

A sample account, the same one the demo opens. Nothing here is a real tenancy.

Every step of the way

The whole journey, with nothing left to remember.

This is the shape of a letting, start to finish. At every stop the software does the typing and the checklist holds the rule. The fear of missing something is the part you hand over.

Letting through a property agent and letting yourself are different jobs at different costs. The honest comparison, including when an agent is the better choice, is on its own page.

What the software does

Six jobs. All of them running on this page.

Every module below is the product itself, not a picture of it. Open one and use it. Nothing is saved on our servers.

One set of details becomes the listing, the channel copy and the market check.

Requests arrive as time slots. You approve a time, not a person.

The ledger keeps score: PayNow, receipts, and grace days before anything is said.

The renewal clock, the maintenance diary and the documents, counted for you.

HDB published medians for your town and flat type, with the source printed.

What an empty day costs, from your own rent, with the formula printed beside it.

What it costs

One price to let it. One plan for the year after.

Free to start and free to stay: the letting checklist and the rent figures never sit behind a payment. No card to start, no commission, and nothing ever charged to your tenant.

Who builds this

A small team, in Singapore.

Joshua Lui

Co-founder · software and the build

Joshua writes the software: the listing pipeline, the viewing scheduler, the rent ledger and the compliance checklist. He documents the build in public on LinkedIn, design decisions and pricing logic included.

Daylen Chang

Co-founder · data, research and the writing

Daylen works on what Renvae publishes. He maintains the quarterly pipelines that pull HDB and URA rent figures from data.gov.sg, writes the guides and traces each rule back to the authority that issued it, and writes the site. If a number here names its source, its period and the date it was last checked, that is his standard.

More about who builds this

Questions

The things landlords ask first.

What does it take to rent out your own place in Singapore?

Mostly paperwork: the HDB or URA rules, the listing, viewing times, the agreement, stamp duty and the records after. An owner can do all of it themselves, and that is who Renvae is built for. You write the listing, choose who views, pick the tenant and sign the agreement. The software handles the admin around those decisions and never takes part in the decisions themselves.

Is Renvae a property agency?

No. Renvae is a software company. It does not represent you, does not negotiate on your behalf, and never deals with your tenant for you. You do all of that yourself. What it sells is the tooling around a letting, not the letting.

What does Renvae cost?

The letting checklist, the rent figures and the viewing scheduler are free, permanently. Letting tools are S$15 once, per letting. An optional photo shoot is S$149 for an HDB flat or S$299 for a condo and includes the letting tools. Managing the tenancy afterwards is a separate subscription. Prices are fixed before any work starts and never move with the rent you achieve.

Does the tenant pay anything?

No. A tenant is never charged anything by Renvae, at any point, for any reason. no viewing fee, no application fee, no booking fee. The landlord is the only payer. If anyone asks a tenant for money in our name, it did not come from us.

Do you find or screen tenants for me?

No. Every enquiry is passed to you exactly as it arrived: nothing filtered, nothing ranked, nothing answered on your behalf. A viewing request holds a time and a question, with no name, photo or nationality attached, and there is nowhere in the record to score anyone. You decide who is worth your time.

How do I work out what rent to ask?

Renvae publishes a free rent estimate built from official HDB median rents by town and flat type, and URA median rent per square foot by condo project. It shows the source, the period and the method. It reports what comparable places rented for; it does not recommend a price.

Which property types does it cover?

HDB, condo and landed. The rent estimate covers HDB by town and flat type, and condos by project. There is no landed figure, because no comparable published statistic exists, and and rather than infer one, the tool says so on the page.

What happens after a tenant moves in?

A separate part takes over: a rent ledger, receipts, a maintenance diary, your documents and a compliance calendar for stamping, IRAS and renewal. It is the part that usually goes unrecorded. It is S$15 a month, billed annually, for up to 3 properties on one account. Let your place with us and your first 3 months are free. Everything you entered when listing carries through.

Tell us about your place

We are working with a small first group of Singapore landlords. Tell us what you are letting, and we will take it from there.

You stay the landlord

You keep the relationship with your tenant, start to finish.

No commission

Nothing is charged to whoever ends up renting your place, either.

If it is not a fit

If the software is not right for your situation, we will say so.

We will not add you to a mailing list.
